Bryanston’s enduring investment properties

With very few exceptions, property has always been a sound investment in developed countries and in South Africa, despite the fact that this country has certain Third World elements, largely due to former political and resulting socio-economic factors.
Nevertheless, as conditions within the country equalise, a great new upper-income sector is developing rapidly, which is excellent news for all involved in the buying and selling of luxury investment property. For those who use the pie analogy, the pie has already become bigger.
Medium to longer term investment
While one may strike it really lucky when acquiring an investment property and selling it at a huge profit shortly thereafter, most properties that are bought purely for investment purposes deliver their best value or dividend in the medium to long term.
Bryanston property
When Bryanston was first established during the 1940s, the area comprised of plots or smallholdings and smallish farms. Bryanston had a distinct rural, semi-agricultural feel, despite its location, relatively close to Johannesburg city centre, where most people were employed.
These folks enjoyed a rural lifestyle, and peace and tranquillity when at home, and commuted to work in the city. Today’s Bryanston still retains something of its original rural or semi-rural atmosphere, with a slight difference.
Instead of working people commuting a fair distance to Johannesburg’s CBD, they’re now just a short hop away from corporate, banking and retail centres in Sandton, to which they commute over a short distance.
As more and more businesses began to relocate to the northern suburbs, particularly the Sandton and Rivonia areas, erstwhile farm land and sizeable smallholdings were subdivided and sold off as individual parcels of land, or sold as is to developers who recognised the financial potential of establishing more homes for more families on the land.
Bryanston has always been considered an upmarket area, even in those early days when dusty roads were unpaved, and property owners had to supply most of their own infrastructure and services.
Today, typical sprawling Bryanston properties still exist. In a major part of this suburb, properties are still large, especially by modern standards. Like most other areas in Johannesburg, Bryanston is a green leafy suburb; gardens feature huge trees, many of them survivors of the previous century’s smallholding vegetation.
Property values or prices in Bryanston have virtually always held their value or increased in value. This holds true now in 2017, despite tough economic conditions and constant fluctuations in currency exchange rates and the value of the rand. Properties in this lovely area are still increasing in value at a steady, healthy rate.
Your home’s investment value
One may view a residential property’s investment value in two ways. Does your existing or proposed Bryanston home in which you live or intend on living have an investment value? The answer is twofold, both “yes” and “no”. Because everyone needs a home in which to live, most people who sell have to buy or build another house, usually of equivalent or higher standard (and thus, price too). So, although your old home may have appreciated considerably, your new dwelling’s cost is likely to be at least commensurate with that which you sold.
This fact negates the influence of so-called “buyers” and “sellers” markets. Did your property investment increase? Yes and/or no?
The second investment property concept involves buying in order to rent, commonly known as buy to rent. Doing so usually provides the buyer with more financial flexibility, because the acquired property is not the family’s primary dwelling, thus allowing for longer term appreciation, whilst receiving the rental income – an investment property in every sense.
