The CBD of Sandton is large, spanning approximately 156 km2 of prime land, and still growing, driven by a high demand for corporate, commercial, retail, and residential property, the latter being mainly luxury apartments and townhouse/cluster developments, because of limited available CBD space and expensive land prices.

 

Unless you’ve grown up in the Johannesburg area of Gauteng in the ‘50s and ‘60s, you’ll find it almost impossible to believe that well within the living memory, the only CBD of the Johannesburg region was that of Johannesburg itself – the city where most so-called white-collar workers were employed, and where residents shopped, banked, dined out, found entertainment, visited art galleries, and went to the movies or theatre.

 

No Sandton, CBD or businesses

 

At this time, there was no inkling that Sandton would become the principle CBD of the greater Johannesburg. The rural area that was to become Sandton later on, had no centre of which to speak, and absolutely no businesses requiring a dedicated district. There was, in fact, no Sandton either.

 

Instead, it was a general area that consisted of smallholdings where people who were employed in Johannesburg retired to at night and on weekends to enjoy an idyllic country-type lifestyle, without having to travel too far to and from the Johannesburg CBD – a very far cry from the luxury apartment complexes now found in and around the Sandton CBD.

 

Most of these rural residents lived a leisurely “mink and manure” lifestyle; many kept a few farm animals and, particularly, horses. During early evenings and weekends, it was a rarity not to encounter horse riders and their steeds along the dusty, unpaved sandy roads that meandered through the area’s smallholdings and farm land.

 

Other than the odd family-owned café or general dealer, along the street that was to become Rivonia Road, the shops, petrol stations, and businesses that were closest to Sandton were to be found in older, longer established suburbs like Rosebank, Craighall Park, Parktown, Greenside, Emmarentia, and Bryanston.

 

Sandton’s establishment

 

Sandton was named as such by combining two of the areas’ names – Bryanston and Sandown. This “new” suburb was created by the Johannesburg Town Council in 1969, but its essential character remained somewhat rural.

 

The first luxury apartments that almost were

 

At this time, developers commenced construction of the first of twelve luxury freehold residential homes in the central part of Sandton. Additionally, they’d obtained rights to build the first luxury apartment block in Sandton. However, these plans were set to change and these earliest luxury apartment plans were never executed.

 

After numerous divided opinions and disputes, the developer, supported by a director of Liberty Holdings, owners of the awaited development, realised that construction of a multi-storey office block and retail centre should take priority. This centre that anchors Sandton’s CBD is now known as Sandton City.
