Because of its popularity as one of the premier places to live and work in South Africa, the suburb’s exceptional affluence, its beauty, umpteen attractions and things to do, lovely lifestyle, excellent infrastructure, consistent supply and demand in the area’s thriving property market, and its CBD’s status as “the richest square mile in Africa”, there’s no shortage of properties for sale in Sandton.

Whether you’re buying, selling, or renting in Sandton, you should expect to pay (and/or receive) more here than in most other places in this country, but then, the rewards of doing so are worthwhile. “Location, location, location” remains as much of a wise and realistic mantra as it always was, and this is very evident in Sandton and its surrounding suburbs.

If a prime location tops your list of prerequisites, as it should, you cannot really go wrong in Sandton. However, this does not imply that you should just close your eyes and jump in willy-nilly, when viewing property for sale in Sandton or anywhere else, for that matter.

Expert assistance

It’s advisable to have expert assistance from estate agents of excellence, like Fine & Country South Africa, at your disposal. Mistakes and miscalculations could cost you dearly, very dearly, particularly in Sandton, because prices of properties for sale are not intended for property shoppers with basic, too-tight budgets.

On the flip side, it’s advisable to consider acquiring property in the best location – like Sandton –  that you can afford, also remembering to take possible future mortgage interest rate increases into consideration. If necessary, rather find a smaller property that’s for sale in a great area, than look for a big property in a less desirable location.

Emphasis on the best location helps to ensure that your property value will increase with time, so that you don’t lose money one day, when you sell and upgrade. Fine & Country South Africa is completely au fait with all the ins and outs of properties for sale in Sandton’s luxury sector – one of the very best locations in the country.

How Sandton came into existence

Many modern residents of Sandton aren’t aware of the early developments and decisions that made this area and its numerous affluent suburbs what they are today. The name “Sandton” is a combination of Sandown and Bryanston. Sandown was already relatively well occupied in the early 1930s.

Residents were people who commuted to and worked in Johannesburg, as well as farmers. Bryanston, previously a purely agricultural area, was named a little later, in 1949. Bryanston became a suburb of Sandton in 1969.

Much later changes created new municipal boundaries. Nevertheless, most people still regard Bryanston as a suburb of Sandton, which has grown immensely, becoming the financial and economic hub of the entire country, a status which is unlikely to change for a very long time, if ever.

The entire face and function of the Sandton area changed from an area dotted with agricultural holdings and smallholdings with horse trails aplenty by the late 1960s. By this time, Johannesburg’s CBD was overcrowded and parking for workers, commuters, and shoppers was scare and inadequate. Urban decay began to set in and a new business centre was needed. Sandton was proclaimed in 1969, to address these problems.

Sandton City

Sandton City, the now internationally known, upmarket shopping and entertainment mall with prestigious office towers, was originally meant to be a multi-storey apartment block, small commercial development, and a residential development that consisted of 12 affluent, freehold properties.

Plans were altered, and it was decided to build a massive high-rise office tower. By 1970, 4 of the planned 12 houses were at roof height when contractors started building the tower block. The rest, as they say, is history, and Sandton City was the result. It’s also an area and luxury property sales sector in which our Fine & Country estate agents specialise.
