After standing empty on the market for more than three years with another agent, Marie Fritz from Fine & Country Northampton was instructed to take over the sale of Hardwick Lodge. Marie persuaded the current owners to furnish the property with the services of Fine & Country Property Staging before remarketing it, and a sale was agreed within two weeks of the home returning to the market for above the guide price.

Hardwick Lodge is a three-storey period house, which has undergone a major refurbishment. Within the core of the house are multiple reception rooms, including a generous garden room, which was a later addition to the home. Being the largest entertaining space in the home, the garden room was furnished as the main drawing room where a big party of people can be seated.
The former drawing room was transformed into a cosy sitting room.
Next to the kitchen, a formal dining room was furnished with a table to seat at least 10 people, and a further room, starting from a blank canvas, became the perfect work-from-home office.
A staircase from the kitchen leads up to a spacious room separate from the rest of the house, making it an ideal mixed-use family room with sofas, a TV, gym equipment and a drum kit.
With all bedrooms being similar in size, the main bedroom did not stand out or offer additional space for wardrobes and other storage. However, there was an opportunity to extend the storage and living space of the main bedroom by staging an adjoining bedroom to create a dressing room. With plenty of bedrooms, appointing a dressing room demonstrates the flexibility of this home, while making the main bedroom suite special.
Fine & Country Property Staging's licensee even picked up an international award for their stunning transformation of this opulent, six-bedroom, Northamptonshire home.
Lemon & Lime Interiors was awarded the ‘Best Home Staging Transformation Project’ at the 2021 International Home Staging Awards for their work on a conservatory at Hardwick Lodge. The project was undertaken at the request of period and premium property specialist estate agents Fine & Country.
Elaine Penhaul of Fine & Country Property Staging and Founder of Lemon & Lime Interiors said: “We are thrilled to have won such a prestigious international award for our hard work at Hardwick Lodge. The team identified the value that home staging would bring to the property and made the most of the opportunity by transforming the conservatory into a drawing room — providing an additional reception room with entertaining space.”
“Working with the team to stage Hardwick Lodge was an absolute delight and made a world of difference to the saleability of the house.
“This property had been on the market with multiple agents for over three years with no success. Having it staged was the key to agreeing a sale so quickly and for the best price possible. We had more viewings in the first 10 days of marketing than the current owners had over the entire three-year period with the previous agents. This led us to agree the sale over the asking price of £1.5M!
“With such a large property, buyers had a hard time picturing themselves living there. Once the property was staged, it was no longer just bricks and mortar, but a family home with warmth and life, allowing buyers to picture their lives there. Staging the property played a crucial role in our ability to agree a sale quickly and for the highest price possible. Thank you!”
