“We’ve lived here almost 20 years and it has been a perfect family home for bringing up our children. We love the fact the house is so hidden and the garden is very private and secluded. Around 2009 we extended at the back to create the huge kitchen with its sitting area at the far end where you can admire the garden all year round; in summer it’s wonderful to open all three sets of French doors onto the patio – it’s been a great party house! It’s a very bright room with so much glazing enhanced by lots of rooflights and it faces west so captures the evening sun. We even extended the patio so that it benefits the last of the beautiful evening light.”

“The cabin outside was originally intended as a work space but at present it is used for storage. It could easily become a games room or a home office as it has electricity and there are three pairs of west facing French doors. It’s in a slightly wooded area where there is a big walnut tree and lots of apple trees. The whole of the back garden is full of daffodils in spring.”

The original part has elegant rooms with large, sash windows, high ceilings and original decorative features; we even kept all the bedroom fireplaces, although the chimneys have been capped off. In winter it’s lovely to retire to the very cosy sitting room with its open fire but in summer we tend to occupy the garden room.”

“There is potential *error* to increase the footprint by converting the loft. There is plenty of room on the landing for another flight of stairs. More bedrooms and bathrooms could be created if wished. Another option, again subject to planning, is to build a garage with accommodation above as there is lots of space, if cleared, to the side of the house.”

“It’s very quiet here yet so easy to access all the many shops and facilities Saxilby has to offer. It was great for the children as there are tennis courts and a skate park and the garden has given them so much space – we used to have a big trampoline in the middle of the lawn. They both went to the village primary which is within walking distance and once they were older, to be able to walk to Saxilby train station and catch a train into Lincoln, which takes about 10 minutes, gave them independence.”

Location
Saxilby is about 7 miles northeast of the city of Lincoln and the property is either a 2 minute drive or a 10 minute walk to Saxilby Station served by East Midlands Railway and Northern Trains. Lincoln is reached in 7 minutes, for example, or Retford in 15 minutes, both where you can connect with trains to London, or continue on to Sheffield or Leeds. By car, the centre of Lincoln is about 12 minutes. Here, the city provides everything you would expect including a beautiful cathedral and castle sitting on top of the hill beside the quaint Bailgate area for independent shops, markets, restaurants and cafes with extensive retail outlets further down the hill. Fast direct trains from Lincoln to London take around 2 hours.

The village of Saxilby is a thriving community and has a Co-op, a One Stop, a doctors’ surgery, a veterinary practice, a hairdresser and beauty salon, several little independent shops, 3 cafes, a fish and chip shop, Chinese and pizza takeaways and two pubs, one serving food. If required, there is a regular bus service direct to supermarkets such as Tesco and Asda, whilst a local David Lloyd tennis facility is a 5 minute drive.

The A1 northbound is about 20 minutes away at Markham Moor, or southbound at Newark about 25 minutes’ drive. To the east, just over half an hour’s drive takes you to the beautiful Lincolnshire Wolds, an Area of Outstanding Natural Beauty with the Lincolnshire coast beyond.

Schools
Saxilby C of E Primary School is a few minutes’ drive and has a Good Ofsted report, so too the Fleur de Lys Nursery and Pre-School. There is a wide choice of secondary schools in the region with many in Lincoln such as The Priory Academy LSST, 8 miles away rated Outstanding by Ofsted, as well as the highly regarded Lincoln Minster independent Schools (Prep and Senior) situated in the centre of Lincoln and Burton Hathow private school is also close by.
