This attractive and extended detached family home on the corner of Elphick Place and Birling Road has been beautifully maintained and is in an ideal location. It is only a 20 minute walk into the centre of Tunbridge Wells and the station but, at the same time, it is equally close to woods for a walk with the dog. The property has an appealing exterior with varied roof lines and mellow brickwork and is approached via a large, block paved driveway where you can park at least four or five cars. It is flanked by a front lawn and leads to the two garages with automatic doors and the covered porch.
The entrance hall has original solid wood flooring that flows through much of the accommodation and leads to all the rooms on the ground floor including the formal dining room with its coved ceiling and leaded light style windows that is ideal for hosting lunch and supper parties as well as family celebrations. There is a delightful lounge that also has a coved ceiling, an attractive fireplace and bi-fold doors to the garden and a very useful study that overlooks the driveway so it is easy to see when business visitors arrive. This floor also includes a cloakroom, a utility room with laundry facilities and a boiler less than two years old, an internal door access to the garages as well as the stunning kitchen that is open plan to the impressive, very light and bright diner/garden room and is where that the family spend much of their time. It is surrounded by windows and three bi-fold doors to the garden and has attractive slate flooring that continues into the kitchen, This has a range cooker and extractor as well as shaker style honey coloured wood units housing a built in microwave, an American fridge freezer, an integrated dishwasher and a sink with a Quooker hot water tap. The stairs have a fascinating wrought iron banister and lead to the galleried landing. This has access to the family bathroom with a bath and separate shower and four double bedrooms including two with built in wardrobes and the delightful master with an en suite bathroom and a veritable wall of floor to ceiling windows and a door opening onto a lovely balcony with its glass and chrome balustrade. This provides wonderful views across the garden and is just the place to relax over breakfast on a sunny morning or watching the stars while enjoying a nightcap before bed.
Outside there is a hot tub and two charming cedar clad buildings that both have lighting, electrics and heating so would be ideal as offices, a studio and/or games room/workshop and they would have access to the ground floor shower room with its basin and toilet without needing to go into the house. There is an attractive block paved terrace where you can enjoy outdoor entertaining as well as a lawn large enough to kick a ball around bordered by raised hedging that provides privacy and security. There is also external LED lighting, outside taps, shrub beds with some delightful sub-tropical plantings and a garden/tool/storage shed and wood store.
We moved here some 24 years ago and we have thoroughly enjoyed everything about this home and it has been a great place to bring up our family however they have flown the next and we now want to move nearer our children and grandchildren. We have loved creating the garden, installing the cedar buildings and are very proud of the lovely extension where we can sit and enjoy the views. We bought the house originally because of the location. Not only is it easy to get into the centre of town or go for a country walk but it is also near good schools, we are on a bus route and there are two pubs nearby.
