In the South East region, the average price of property is £1,302,081, which represents an 11.1 percent annual change. The premium price threshold in the South East is £905,000, which means that the top five percent of sales in the region were above this figure. Over the last 12 months the average price per square foot has been around £517. The total value of sales over the past year has been £6.98 billion with 3,787 sales at or over £1 million.  

The South East Premium Market

Prime property price growth in the South East is stronger than the average across England and Wales. In six of the region’s ten key market areas, the average price of a prime property commands a seven-digit sum. The price threshold for a prime market property in Reading, Oxford and Guildford is £1 million or more. 

The highest price increases seen in the South East is in Reading at 26 percent, closely followed by Chichester with a 24 percent increase.

"The market within Oxfordshire and the South East region remains one of the highest growth areas in the UK. "The level of demand for larger family homes in the villages and countryside across the area is unprecedented. Demand is being fuelled by low interest rates, the stamp duty holiday and a significant increase in the number of families relocating from London and other large towns and cities. At the end of May there were a total of 172 homes priced at £800,000-plus on the market across RG27, RG7 and RG45, of which 105 were under offer already – leaving just 67 to meet demand. That ratio of 39 percent for sale and 61 percent sold is driving double-digit annual price growth and as a result is generating increased activity with more market appraisals being requested from potential sellers."

"I am seeing more demand than ever before for country homes with office space from clients wanting to move out of London, now that there is less reason or requirement for them to be travelling into the city daily when instead they can work from home and get far more for their money."
