FEES TO LANDLORDS
Remember not all agents are the same – please remember to compare expertise and knowledge – not just fees when selecting your agent of choice. We provide 3 main types of service to all our landlords although a bespoke service can be offered if you have any special requirements.
FULL MANAGED
· Full Management and Rent Collection fees 13% per month inc VAT. Reduced rates available for multi portfolio landlords and historic returning clients.
· A monthly set up fee is also charged at the onset of each new tenancy. This fee is 60% inc VAT of the first month’s rent.
· Inventory Fee – £180 inc VAT
· Check Out Fee – £120 inc VAT
· Tenancy Renewal Fee – £120 inc VAT
LET & RENT COLLECTION
· Rent Collection fees 9% per month inc VAT. Reduced rates available for multi portfolio landlords and historic returning clients.
· A monthly set up fee is also charged at the onset of each new tenancy. This fee is 60% inc VAT of the first month’s rent.
· Tenancy Deposit Registration fee – £35 inc VAT
· Inventory Fee – £180 inc VAT
· Check Out Fee – £120 inc VAT
· Tenancy Renewal Fee – £120 inc VAT.
LET ONLY- (tenant find only)
· Finding the tenant, referencing, drawing the tenancy agreement – 100% inc VAT.
· If you would like us to complete other services for you the costs are as follows –
· Tenancy Deposit Registration fee – £40 inc VAT
· Inventory Fee – £180 inc VAT
· Check Out Fee – £120 inc VAT
· Tenancy Renewal Fee – £120 inc VAT
TENANT FEES
Refundable holding deposit (to reserve the property) – 1 weeks rent
Rent (as advertised/agreed between landlord and tenant)
Deposit of 5 weeks rent
Payment in respect of utilities, communication services, TV License or council tax (to be arranged with suppliers)
Early termination fee of the tenancy when requested by the tenant - £50 inc VAT
Variation, assignment or novation of tenancy - £50 inc VAT
Default for late payment - £50 inc VAT
Cost for replacement or lost keys/security device - £50 inc VAT
RIGHT TO RENT
Under the Immigration Act 2014, Right to Rent Checks are now mandatory across England for tenancies starting on or after February 1st, 2016. It is our obligation to check that a tenant or lodger can legally rent a residential property in England and before the start of a new tenancy, we will request the necessary documents and make checks for all tenants aged 18 and over, even if they’re not named on the tenancy agreement.
