Lettings Fees for Landlords and Tenants
LANDLORD FEES
Remember not all agents are the same – please remember to compare expertise and knowledge – not just fees when selecting your agent of choice. We provide 3 main types of service to all our landlords although a bespoke service can be offered if you have any special requirements.
FULL MANAGED
- Full Management fees are 14.4% per month inclusive of VAT. Reduced rates are available for multi portfolio landlords and historic returning landlords.
- A monthly set up fee is also charged at the onset of each new tenancy. This fee is £180.00 inclusive of VAT deductible from the first month’s rent.
- Inventory & Check In Fee – We recommend the services of a professional Inventory Company who will quote their fee dependent on the size of your property.
- Check Out Fee – We recommend the services of a professional Inventory Company who will quote their fee dependent on the size of your property.
- A Deposit Protection Fee is charged at £60.00 inclusive of VAT, to register your tenant’s deposit with the TDS and issue prescribed information required by law.
- Tenancy Renewal Agreement Fee – £180.00 inclusive of VAT charged at the renewal of the Tenancy Agreement.
LET & RENT COLLECTION
- Rent Collection fees 12.0% per month inclusive of VAT. Reduced rates are available for multi portfolio landlords and historic returning clients.
- A monthly set up fee is also charged at the onset of each new tenancy. This fee is £180.00 inclusive of VAT deductible from the first month’s rent.
- Inventory & Check In Fee – We recommend the services of a professional Inventory Company who will quote their fee dependent on the size of your property.
- Check Out Fee – We recommend the services of a professional Inventory Company who will quote their fee dependent on the size of your property.

LET ONLY - (Tenant find only)
- Our Let Only Fee is 9.6% inclusive of VAT charged at the commencement of the tenancy and at subsequent yearly renewals.

TENANT FEES
Tenant holding deposit: £ one week's rent
A non-refundable deposit paid by a tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is refunded or offset against the move in monies.
To amend a tenancy: £50.00
A charge made in order to administer a change to a tenancy including a replacement tenant situation or early termination of a tenancy.
Dilapidations Deposit: £ equivalent to five weeks rental amount
A deposit paid by the tenant at the start of a tenancy held by us or the landlord for the duration of the tenancy. At the end of the tenancy, it is dealt with in accordance with the terms of the tenancy agreement.
Default Fees
Late payment of rent: £ daily interest at the Bank of England’s base rate + 3%
An interest charge will be applied if a rent payment is more than 14 days overdue for each day the payment is outstanding.
Lost keys: £ reasonable costs incurred
A charge for a lost key(s) or equivalent security device(s).
Re-letting cost: £1000.00 (maximum)
If the tenant wishes to surrender the tenancy during a fixed term (early termination), and the Landlord agrees, a payment to cover the costs of marketing, a new tenancy agreement and references for a new tenant, our losses will not be exceeded.
Non-housing Act Tenancy
Holding deposit: One weeks rent

Dilapidations deposit: £ equivalent to five weeks rental amount
A deposit paid by the tenant at the start of a tenancy which can be held either by us or the landlord for the duration of the tenancy. At the end of the tenancy, it is dealt with in accordance with the terms of the tenancy agreement.
