4 Bedroom Detached House For Sale in Butt Lane, Husbands Bosworth, LE17

2 4 2
Welcome to the charming, quintessentially English residence known as Hooley House in central Husbands Bosworth, a large village retaining its associations with the past but providing amenities for the present. The location is wonderful! Nestled amongst other period properties, Hooley House is within walking distance of the High Street or a gentle amble to open countryside, and in sight of the church steeple.

It has everything desirable about a period property. Built in the Victorian era, this beautiful four bedroom house has been carefully preserved, maintained and renovated to preserve the best of its original features while incorporating the conveniences and technical improvements of contemporary tastes and expectations.

Come on in and take a look around.

From the outset there are striking characteristics that establish how the property has been preserved and maintained: a neutral interior palette, deep skirting boards and high ceilings with covings.

The hall is the central point of Hooley House and is a light, airy space from which there are entrances to both reception rooms and kitchen. Karndean flooring has been fitted in the hall, kitchen and utility and benefits from electric underfloor heating. The sitting room is to the right.

This room faces Butt Lane and is carpeted. A wood burner sits attractively within the original chimney place that has been fitted with a stone mantel and slate hearth. This room has working shutters for the sash bay windows and an enclosed radiator preserves the ambiance of a period room without compromising its contemporary benefits.

From the sitting room, we now enter an equally beautiful dining room with a matching shuttered bay window and open, cast iron fireplace. This room was originally separated from the kitchen but the present owners in 2018 had the interior wall removed to create a wonderful space that now seamlessly flows into the kitchen. It is perfect for entertaining! Both dining room and kitchen benefit from the practicalities of such a large combined area and also from the shared light that pours in from three directions.

Stylish, traditional and utterly lovely…welcome to the kitchen.

This is essentially a kitchen diner that oozes charm and presents views of the walled garden from the window over the double Belfast Butler ceramic sink. The kitchen and utility were newly replaced in 2018. This is reflected in the subtle flush ceiling lighting, large central island unit and overall high quality of the fixtures, fittings and integrated appliances.

The kitchen itself is practical, full of wall and floor storage units and equipped with ample work surfaces. It is fitted with Shaker style cabinetry, fitted with brushed steel cup pull handles and quartz work tops on two sides. Integrated appliances include a Kenwood double oven, with induction hob, a Bosch dishwasher, and Lamona wine cooler. The adjoining utility room has coordinating cabinetry, with plumbing for a washing machine and vented tumble drier. It also serves as a downstairs cloakroom and is fitted with a toilet, sink and extractor fan.

Shall we investigate the second floor?

If we now return to the hall, there is a cupboard tucked under the staircase for additional storage and the carpeted staircase with white painted balusters and handrail, leads upstairs to the airy landing.

The first floor exhibits the period sash windows particularly well. They practically span the distance between floor and ceiling and feature on the landing, family bathroom and in the bedrooms. All of the rooms on this floor are tastefully fitted with white panelled doors, brass door furniture and a coordinating neutral carpet, creating consistency with the interior decoration of all the bedrooms. In bedrooms two and four, there are period fireplaces. The master bedroom is at the front of the property and has an adjoining ensuite and walk in shower that was tastefully renovated in 2017.

The family bathroom is fitted to a very high standard with white furniture, a separate bath, shower tap over the bath and hard flooring with tiles part covering the walls.

The potential to go up!

The loft space in Hooley House has the advantage of being high enough to accommodate another level. Currently, it can be accessed by a loft ladder fitted by the present owners and offers valuable storage or indeed the potential to serve as additional living space.

The patio and walled garden

Back into the kitchen, there are double doors that open out onto the patio and through into the private rear garden. The patio exploits the south-west facing position of the house.

The lovely landscaped garden is filled with a lawn, many varieties of shrubs and flowering plants. It is a safe and secluded area for all ages and as demonstrated by the present owner’s pet dog, a convenient and private sanctuary for animals too. Barbequing or open air entertaining have never been easier! There is also a fully renovated storage shed with power and a garden tool shed. A secure side gate provides access to the rear of the property from the road.
